Where equitable estoppel doctrine applies, nonsignatory to arbitration agreement has a right to enforce it; nonsignatory is not a “third party” per CCP 1281.2(c) and provision does not apply.

Where K obligations in SOA w/arbitration clause were unrelated to Ps' claims against nonsignatory accountants and lawyers, they could not argue equitable estoppel to compel arbitration and prevent Ps from suing them in court.

Nonsignatory to agreement with arbitration clause signed by its subsidiary, may rely on agreement to compel arbitration under doctrine of equitable estoppel.
